Rising Rental Costs in Berlin Amidst Housing Shortage

Berlin's rental market is facing significant challenges as average rents have surged by 12% from 2023 to 2024, reaching €15.79 per square meter. This increase marks the highest among Germany's largest cities.

Despite a rise in available apartments, the overall housing supply remains strained, exacerbated by a growing population projected to increase by 5% until 2040. To meet demand, Berlin requires 222,000 new apartments, yet current construction plans fall short with only around 10,000 units anticipated.

The completion of new homes has also declined, with 15,350 units finished in 2022, a 3.8% drop from the previous year. Most developments occurred in multi-family housing, while single-family units decreased.

Additionally, a recent policy shift regarding social housing may lead to unexpected costs for higher-income tenants. As the city grapples with these issues, the gap between existing and newly rented properties continues to widen.
